PRICES ARE SUBJECT TO CHANGE WITHOUT NOTICE EXCEPT WHERE THERE IS A DESIGN IN PROGRESS
Whether you have all of your design figured out prior to meeting with us or not, simply bring what you have and we will work together to create a design to suit your needs and wishes. Please take time to look over the Things to Consider List prior to your first meeting with us.
How the Design Process Works:
1. You bring or send any information pertaining to the new home design you would like us to create.
2. We draw up the floor plans for your home or renovation, based on the information supplied to us during which time we look for things that may improve your design or things that may save you money.
3. We will check with you and explain why we think these changes need to be made.
4. Once you have decided on any changes to be made, we will make the changes and present the floor plan drawings to you for your approval.
5. Once you have approved the floor plans, we will draw the elevation drawings.
6. Once we have the elevation drawings done according to information provided by you, we will again present them to you for approval or changes.
7. Once you have approved both the floor plans and the elevations, we will detail these drawings and create all other technical drawings and print the finished sets of drawings.
8. Should you wish to make changes after you have approved the floor plans and elevations or after the drawings have been printed, this time will be considered chargeable change time at a rate of $85 per hour to make changes and to reprint.
9. You will be allowed up to four change orders during the design process of the floor plans and elevations. Any additional changes will be considered chargeable change time at a rate of $85 per hour.
HOME DESIGN PRICING:
Creating Construction/Permit Drawings for New Homes, Accessory Buildings, Cabins and Stand Alone Garage/Carport with Studio Above -
$1.00 per sq ft of Living Space and $0.50 per sq ft of Non Living Space. The minimum charge for this service is $1,500. These prices do not include any of the hourly rate items.
THE FOLLOWING WILL BE PRICED ON AN INDIVIDUAL BASIS:
These drawings include: all floor plans, elevations, foundations, sections, truss plans and site plan. All drawings are fully detailed for ease of reading during construction. These prices do not include engineering costs. Should you require an engineer, we can arrange this for you.
You will be provided with 6 complete sets of construction/permit drawings, including one set on water resistant vinyl. These drawings will be printed on the size of paper needed to display the drawings properly usually at a scale of 1/4" = 1 Foot.
Should you require extra copies, the prices are as follows:
11" x 17" - 24lb bond paper - $3 per page
11" x 17" - Water resistant vinyl - $5 per page
18" x 24" - 24lb bond paper - $4 per page
18" x 24" - Water resistant vinyl - $7 per page
24" x 36" - 24lb bond paper - $6 per page
24" x 36" - Water resistant vinyl - $12 per page
PAYMENT SCHEDULE
All rates are plus any applicable taxes.
1/2 of the estimated cost for the drawings as a deposit.
1/2 of the remaining balance plus any applicable hourly rate time will be due upon your acceptance of the floor plan layout and elevation drawings.
After acceptance of the floor plans and elevation drawings, all drawings will be completed and printed. You will be notified at the time of completion and at this point, any outstanding balance will be required prior to the release of the finished drawings.
The final payment must be either Cash, Bank Draft or Certified Cheque.
EXPLANATION OF TERMS USED
LIVING SPACE: means the total square footage of any floor of your building that has defined areas.
NON LIVING SPACE: means total square footage of garage, carport, unfinished basement, crawlspace or decks that are part of a new house design.
UNFINISHED BASEMENT: means that there are no defined areas on this floor.
CONSULTATION: means communication time spent between the client, engineer, builder,etc, and one of our designers relating to the design by email, phone, in person, etc.
INFORMATION SEARCH: means searching for any information requested by the client, relating to the design such as product information and availability, locating any legal information such as lot drawings or legal description, etc.
SITE VISITS: means the time spent to come to the building site or any other meeting place other than our office to discuss the design or to take measurements, etc. This charge will include any travel expenses for long distance visits.
LONG DISTANCE: means traveling to any place that would incur such things as ferry costs either direction or overnight stays.
CHANGES: means the time spent to make changes to any design after the allowed change orders have been completed.
ADDING ENGINEERS COMMENTS: means adding the engineers comments to the drawings prior to or after printing.
REPRINTING: means the cost to reprint the drawings due to changes to the design or the adding of details from the engineer once the drawings have been printed.
STAND ALONE GARAGE/CARPORT ONLY: means that this structure is not attached to any other building and has no second floor and is not included with a design for another structure.
ADDITION ONLY: means that there is no required drawing of interior details or exterior elevations of the structure the addition will be attached too.
TECHNICAL LAYOUT ONLY: means drawings for commercial application in regards to layout of machinery, electrial, plumbing, etc. in an existing facility.
CREATING 3D RENDERINGS: means creating your house design with our 3D program for your viewing and making screen shots for you to take with you.
